Modified asphalt roofing systems, also known as modified bitumen, have gained popularity over the last several decades because they can be installed with cold adhesives and torching to create a water-tight seal.

While on the higher end of the cost scale, the application of asphalt and use of multiple plies rank these as the longest lasting low-slope systems.

Stronger components extend roof life

Plastic polymers such as atactic polypropylene (APP) promote stability and resist tears, and rubber additives such as styrene-butadiene styrene (SBS) promote elasticity.

Safety first

The industry has moved away from traditional 3- and 4-ply roofing systems utilizing hot asphalt or coal tar pitch due to safety and health concerns. Today’s cold and hot applied modified asphalt systems are safer to install, help move water off the roof, and help prevent leaks.

Starting with the widespread growth of rubber (EPDM) in the 1980s, popular single-ply systems now include heat-weldable plastics (PVC and TPO) and currently possess the greatest market share among low-slope roof systems.
